We started off this project by dreaming, and we conceived of a community project, and now we strive to ensure its creation. Our goal since then has been to find the right families to come and live there. It’s not merely about Selling bungalows, but about ensuring that the right kind of people come there, for after all, a Society is only as good as the people who live there- thus we like to get to know the people who wish to buy our properties. Buying a Property at Serenity Enclave, must be the most stress-free experience that you ever encounter, at Nyati’s where Trust is the Cornerstone of our interaction.

Until today, (16th Feb 2005) we have sold over 55 bungalows in Phase-1, and 7 in Phase-2 during the past 10 months. At least 15 of these bungalows have been Sold to “Serenitians” whom we had never met, merely spoken to – and yet we have acted on their behalf, as custodians bearing a fiduciary responsibility, even in some cases as Power of Attorney Holders to people who are overseas.

25th Jan & 13th Feb (Vasant Panchami) were red letter days for us at Serenity Enclave, as we handed over our first 2 bungalows. The first to a family from Muscat, and the second to a New Jersey based family, whose parents will reside there. By the 31st of March we hope to hand over 30 bungalows and a further 30 bungalows by the end of May 2005, a full month ahead of the scheduled June 2005 deadline.

 We pride ourselves on not only having met their expectations but also exceeding them.

FINANCE & F.A.Q’S
                                                      
Our project has been pre-approved by some of the most eminent lending institutions in the Country, namely ICICI, HDFC, IDBI and Birla Home Finance, and a few others. We share a healthy relationship with all our finance partners and factor our relationships on the manner of ease and response they provide to our clientele. However, Just as No Customer is too small to look after, No Bank or financial Institution is too BIG to be bumped off - after all, Service is the only touchstone that we rely upon. Should they lag behind in their response to your queries, we would push them to it - OR out of it totally.

Q2. We want our relatives / friends to visit the site –
A2.  Our Site Office at Pune is open from 10am-6.30 Pm (7 days a week) each day, and we can assist any relatives/friends on making that site visit- inspection on your behalf. We facilitate site-inspection visits to the Property and the club.

Q3. I’m Overseas – can I meet - talk to someone ?
A3.  We have handled over 1600 email enquiries since March last year, almost 1127 of them were from Indian’s overseas.  We have representatives in London, California, who can guide you and provide references. Currently more than 15 of our existing Home owners are from places as diverse as the Bahamas, Fremont-California,, Toronto, Singapore, London, Dar-Es-Salaam, Muscat, and Dubai. Additionally our representatives often travel overseas for private presentations and exhibitions, and we could arrange meetings.

Q4. Are any Bungalows ready as yet ?
A4. Over 35 Bungalows are nearing completion and work has begun on more than 55 bungalows. The Sample units are available for inspection by all. We will complete the handover of the first 30 units by 31st march 2005.

Q5. Is the property Freehold or Leasehold ?
A5. The Land is completely Freehold, and will eventually be transferred to the Serenity Society.

Q6. What about the Land Titles ? Building clearances / Sanctions ?
A6. Our project has been scrutinised by the top lawyers in Pune. Our Legal advisors on the project are Messrs.Rajiv Patel and company and the Land titles, Building clearances and Sanctions have been scrutinised by the Legal teams of HDFC Bank, ICICI Bank as well as Birla Home Finance, all of whom have granted Serenity Enclave project pre-approval for Housing loans.

Q7.What about Water ? electricity ?
A7. We guarantee 24 hour water, through our own water supply network. Pune does have a Water problem in many areas (just as Chennai & some parts of Bangalore do) however, we have made adequate arrangements to ensure that we have enough water to augument Muncipal water supplies. We will also have our own water purification plant, which is currently being assembled. For Electricity we have a backup generator for all the common areas, plus additionally we will provide a 2 kilowatt power inverter in each bungalow for individual power back up requirements. All Bungalows come with a Solar Heater as a Standard fitment.

Q8. Can we design our own bungalow ?
A8. Somewhat-Yes. At Serenity Enclave, though you have to stick with the external design that we offer, you could Customise your internal requirements. Internal changes; modifications; upgradations are permitted – provided they are structurally possible and within time- prior to construction being completed on your unit.

Q9. Can we extend the bungalow -construct on top later on ?
A9. No. At the time of Registration of your Agreement of Sale, all buyers undertake that they will not alter the external façade nor will they construct any more beyond what has been approved.

Q10. Does the price include any furnishings/ appliances with the house ?
A10. No. The price of the bungalow includes only the sale of the bungalow and all that is listed in the Amenities/                                      specifications.

Q11. Can you provide Appliances/Furnishings / fixtures/ interiors ? 
A11. Yes.  We Could optionally provide the bungalow with the specific furnishings / modular kitchens; appliances on a turnkey basis, or on an “interior design service Option”. The charges and payments for these services are additional and can be quoted directly depending upon the nature of the requirement of the individual.

Q12. I will be away for months, Who will Maintain the house ?
A12. The General Management of the Project will be done by the Serenity Co-operative Society. Optionally we have available a (fee based) Property Management Service, which will take care of all your day to day needs and regular requirements such as payment of utility bills, cleaning, furnishing, gardening, leasing, repairs etc.

Q13. We  are only coming down to Pune for a month, what about Servants , cooks etc ?
A13. Our Property Management Services will even provide the complete Housekeeping and valet Services for property owners who come over once in a while, and cannot be bothered to employ full time Services etc.

Q14. We want to buy a bungalow in Serenity Enclave – how do we go about it ?
A14. After sending off your email and receiving information, and deciding to invest in Serenity Enclave, we suggest the following:-

1.Select your Bungalow unit from the Online Layout, (http://www.serenityenclave.com/layout.html ) enquire about the  total Valuation/price, after making a decision, fill in the booking form.

2.Email / Fedex /Courier the Booking form (
http://www.serenityenclave.com/booking.pdf) and cheque/Demand Draft to us. If booking Amount is through Western Union, then kindly inform us 48 hours in advance of sending the same.

3.Once your Booking Form and cheque have been received by us, and logged in, you will get an acknowledgement by email/fax or snail mail to the same effect.

4.Decide on Registration date and send the Demand Drafts for Registration and Stamp duty in favour of Government in advance– your registration process is a 4 hour process in Pune, provided you have sent us the Drafts in advance. (a) If you are coming personally to Pune for Registration then we make the arrangements to transfer you from Mumbai to Pune for the day of Registration, (b) If you have decided to Register through a Power of Attorney Holder then we can co-ordinate with them.   If you need is to go through a power of attorney holder – then you would have to email us and we could get the Power of Attorney done for your relative/friend /associate.

Q15. Do you arrange for financing ? how do I go about It ?
A15. Once you have finished selecting your bungalow, and transmitting your Booking amount and booking form to us, it is always a wise practice to get yourself evaluated for  housing loan eligibility. The best way to do so is download the Home loan booking forms of ICICI/ HDFC from our site, and complete it, send it along with all required documents to us by fedex/UPS. As you wait for your registration date to arrive, you will learn of the extent of your loan-eligibility and will be able to plan your finances further. On an average it takes no more than between 7-10 days to get a loan eligibility approval.

5.Loans – once you have done the registration directly of through a POA holder, then the Bank will accept a Mortgage on the registered house agreement of sale and advance you a Home Loan. The requirements of the Home loan approval are also listed out in detail on our website and all you have to do is collect the documents and have them couriered to our office, we will then ensure that your papers are processed for loan sanctioning. That way once you have registered the bungalow, we could move directly to the loan process without any delay.

6.PAYMENTS :- Where clients are not availing of a Housing Loan, then payments MUST be strictly as per the payment schedule. Payments that are delayed beyond 30 days of the payment schedule will be charged interest.
